General

 
icon To provide cleaning services for the interior of   property,  including all floors, windows, furniture, fixtures  and fittings
icon To  provide cleaning services for  exterior of balconies, and  to sweep leaves from walkways, balconies, patios, and steps.
icon To provide management, monitoring, and supervisory services  of  the separate existing, or future service contracts.
icon To  provide maintenance and general care and attention of  the  garden areas
icon To provide maintenance and general care and attention of  the swimming pool.
icon To  provide maintenance and general care and attention of  the interior/ exterior of the villa.
 

Housekeeping services will be provided on a 2 times per week basis.

 
Duties

Daily  :

1. Open windows to all rooms to let in fresh  air.
2. Sweep decks. Balconies and staircases to clear leaves.
3. Sweep all floors in the house.
4. Put out garbage in sealed bags for collection.
5. Clean up after any workers who are doing repairs.
6. Check air-conditioners function ( when working in that area )
7. Report any defects to Off.
8. Before leaving, ensure all lights and air-conditioners are turned off
9. Ensure the property is locked-up and secure before leaving
 
Weekly - on a rotational basis    :
1. Pull back the covers for airing-remake bed when  room cleaned ( launder bed linens as required ) When the villa is occupied, bed linens will be changed two times per week, and beds made-up daily.
2. Clean bathrooms, including floors, shower areas, tiled         walls, sanitary wares and basins using chemicals provided
3. Launder towels, bathmats as required,  Replenish Towels, bathmats, toilet rolls & soaps. When the villa is Occupied, towels will be changed daily.
4. Dust all surfaces, including ledges, light switches, ceiling fans, picture frames, and window blinds, polish as required
5. Clean windows, mirrors and glass cabinets
6. Dust, wipe or polish all furniture as appropriate
7. Dust, wipe or clean all armaments as appropriate
8. Maintain all kitchen surfaces in a clean and hygienic condition
9. Clean hotplate and oven as required
10. Maintain all cookware, chinaware, utensils, and glasses in a clean  condition, when the villa is occupied, washing-up duties will be added
11. Check fridge for operation, remove old foodstuffs and maintain in a clean condition, when villa is 0ccupied, check and fill ice-maker as required
12. Maintain outside deck areas in a clean condition
13. Wipe and clean outside furniture
 

Note: Cleaning materials & equipment will be charged separately on a consumption basis.

<  Additional charges apply for daily housekeeping and for laundry.>

 
 

The Office  will liaise with the service contractors and monitor that they provide the service visits according to contract. We will undertake “spot-check” visits to the villa during the times of contractor maintenance and on intervening occasions as a monitor of contractor performance Either the office supervisory or management staff will carry out these checks. The frequency of such checks will depend on the terms of the maintenance contract any breaches of contract or serious defects will be brought to your immediate attention

 
 

The Office will provide a comprehensive to maintain all garden areas in a neat and tidy condition. This service includes grass cutting, the pruning, of plants and trees, and the application of fertilizers and weed kill era as appropriate.
A team of qualified gardeners will be assigned to the properties. They will be under the direction of our maintenance supervisor. The gardens will be maintained in good order and attendance hours will be adjusted according to the scansion and weather It is anticipated that bi-weekly attendance will be necessary. Each staff member will be charged separately on a consumption basis.

 
 

The Office will provide a connived a comprehensive service to maintain the interiors and exteriors of the properties in a good state of repair and decoration. This service includes the routine replacement of minor items such as light bulbs, the scheduling and conducting of necessary repainting and protective treatments for exterior woodwork, and the provision of emergency repairs. Routine maintenance and replacement materials are charged at cost plus 15%,and   The Office maintenance services at THB 300/hour/person.  Except   for emergency repairs, charges for more extensive maintenance will be quoted on a job basis

 
 

Cleaning and general maintenance of the swimming pool on a twice per week basis. Additional charges will apply as Thb 650/ visit ( +VAT ) for attendance required.
Chemicals & materials are to the owner s account.

 
6.    Rental Services
 

Please refer to out Rental Services Agreement.
Materials & equipment purchased by The Office will be invoiced quarterly in arrears.

 

Conditions

 

Whilst every care will be taken, we ,or our servants are not liable for any accidental damage or breakages Staff are not permitted to smoke or consume alcoholic beverages in the house
Staff are not permitted to allow any other person to enter house except those contractors or other persons notified to The Office  Staff are not permitted to cook in the house except for guests by prior arrangement with The Office  Staff are not permitted to use the house telephone except to report maintenance defects or in the case of emergency. The owner is
to advise The Office  of any changes of contractor  or contractor duties.

 

Commencement & Termination

 

Commencement will be seven days after the signing of this contract and continued on a monthly basis thereafter.

 

The contract may be terminated by either party giving to the other party 30 days notice in writing of the cancellation.

 

Repairs & Maintenance

 

A deposit amount of Thb 20,000 is required against minor defects and repairs. The owner will be advised in the monthly report of any drawings against the deposit. On termination of the contract, the full or part amount of the deposit, as appropriate, will be refunded within seven days of termination of the contract.
